How much does a land survey cost, and when do you actually need one?
A survey is the most expensive check most land buyers make — and often the one they order too early.
Survey pricing confuses people because "a survey" describes at least four different products. A boundary survey stakes the corners. A topographic survey adds contours. A mortgage location survey is a lender formality. An ALTA/NSPS survey is the full commercial instrument, and it costs several times what the others do.
Typical ranges on rural parcels
- Boundary survey, small platted lot with recent monuments: roughly $600 to $1,500.
- Boundary survey, 10 to 40 acres of wooded or irregular land: roughly $2,000 to $6,000.
- Topographic overlay added to a boundary survey: often $1,000 to $3,000 more.
- ALTA/NSPS survey: commonly $3,500 and up, and higher on acreage with many easements.
Those are ranges, not quotes. Surveyors in your county price against local conditions, and the only number that matters is the one on a written proposal for your parcel.
What pushes the price up
- Old deed calls written from trees, stones and fence lines rather than coordinates.
- Dense brush or steep terrain that slows the field crew.
- Missing or destroyed monuments, which force research into adjoining deeds.
- Gaps and overlaps with neighboring descriptions, which require a legal judgment call.
- Rush scheduling inside a short due diligence window.
When a survey is the wrong first spend
A perfectly surveyed parcel with no legal access is still landlocked. A perfectly surveyed parcel in a floodway is still unbuildable. Records research — deed chain, easements, zoning, flood and wetland layers, tax status — costs a fraction of a survey and answers the questions that kill deals. Order the survey once the records say the parcel is worth measuring.
Surveys tell you where the lines are. Records tell you whether the lines are worth buying.
The exception is when the boundary itself is the open question: a disputed fence, an encroaching structure, a split-off parcel that was never separately surveyed, or a lender that requires one to close. In those cases, budget for it early and get two proposals.
