You get a straight answer
By phone, text or email — whichever you asked for. Either it looks clean enough to go further, or here is the thing you need to resolve first. If a full report is not worth your money, I will say so.
What it is not. Ten minutes is a first pass, not a report. It cannot trace a deed chain, confirm an easement of record, or resolve a severance. It tells you where the risk probably sits and what it would take to close it — which is exactly what you need before deciding to spend money.
