Landisle Consulting ("we," "us," or "our") is committed to protecting your personal information. This Privacy Policy explains what data we collect, how we use it, and your rights regarding that information when you use our website or purchase a research report.

Information We Collect

We collect information you provide directly to us, including:

  • Your name and email address (when you contact us, order a report, or subscribe to our checklist)
  • Phone number (if provided voluntarily)
  • Property details you submit for research (address, county, acreage, intended use)
  • Payment confirmation information (we do not store payment credentials — payments are processed via Venmo)
  • Messages and correspondence you send us

We may also collect limited technical data automatically, such as your browser type, IP address, and pages visited, through standard web analytics tools.


How We Use Your Information

We use the information we collect to:

  • Fulfill your research report order and deliver results by email
  • Respond to your inquiries within 24 hours
  • Send you the free Land Buyer's Checklist if requested
  • Improve the quality of our services and website
  • Send occasional relevant updates (you can unsubscribe at any time)

We do not sell, rent, or trade your personal information to any third party. Ever.


Email List & Communications

If you subscribe to our email list via the free checklist form, your email is stored with Mailchimp under Landisle Consulting's account. You can unsubscribe at any time by clicking the unsubscribe link in any email we send, or by emailing us directly at sunny@landisleconsulting.com.


Data Retention

We retain your information for as long as necessary to provide our services and comply with legal obligations. Research report data is retained for a minimum of 2 years for record-keeping purposes. You may request deletion of your personal data at any time by contacting us.


Third-Party Services

We use the following third-party services that may process your data:

  • Mailchimp — Email list management for checklist subscribers
  • Google Forms — Research request intake form
  • Venmo — Payment processing (we never see or store your payment details)
  • Google Analytics — Anonymous website traffic analysis (if enabled)

Each of these services operates under their own privacy policies.

Report Disclaimer

Our research reports are designed to give land buyers a clearer picture of what they're purchasing. Please read the following carefully so you understand what our reports are — and what they are not.

Important: Landisle Consulting research reports are informational in nature and do not constitute legal advice, a title opinion, a licensed appraisal, a survey, or a guarantee of any kind regarding the described property.

What Our Reports Are

Landisle Consulting research reports are independent due diligence summaries prepared by a human researcher using publicly available data sources. They are designed to help buyers identify key risks and red flags before making an offer on vacant land. Our reports include:

  • FEMA flood zone status based on current published flood maps
  • Zoning classification based on county or municipal records
  • Mineral rights ownership based on available deed records
  • Road access verification based on county records and mapping
  • Water and utility availability based on publicly available utility district information
  • Comparable sales data based on publicly available MLS or county sales records
  • Soil quality data based on USDA Web Soil Survey or equivalent sources

What Our Reports Are Not

  • Not a legal opinion or title opinion — Our reports are not prepared by a licensed attorney and do not constitute legal advice. You should retain a licensed real estate attorney for legal guidance.
  • Not a licensed appraisal — Our comparable sales analysis is not a formal appraisal. It does not meet the Uniform Standards of Professional Appraisal Practice (USPAP) and should not be used for financing or legal valuation purposes.
  • Not a land survey — We do not physically survey the property. Boundary lines, acreage, and easement locations should be confirmed by a licensed land surveyor.
  • Not a title search — While we review publicly available deed and lien information, our reports are not a substitute for a full title search by a licensed title company or attorney.
  • Not a guarantee of accuracy — Public records can contain errors, omissions, or outdated information. We make every effort to use current, accurate sources, but we cannot guarantee the completeness or accuracy of any finding.

Limitation of Liability

Landisle Consulting's liability is limited to the amount paid for the research report. We are not responsible for any losses, damages, or decisions made based on information contained in our reports. All purchasing decisions remain entirely the responsibility of the buyer.

We strongly encourage all land buyers to independently verify critical findings with licensed professionals — including a real estate attorney, title company, licensed surveyor, and environmental consultant — before closing on any land transaction.


Not a Licensed Real Estate Broker

Landisle Consulting is not a licensed real estate brokerage and does not provide real estate brokerage services. We do not represent buyers or sellers in transactions, and our research reports do not constitute representation in any real estate transaction. We have no financial interest in whether you purchase any particular parcel.

Our honest recommendation: Use our report as a starting point — a powerful filter to identify red flags early. Then have a licensed professional confirm the most critical findings before you close.

Terms of Service

By using the Landisle Consulting website (landisleconsulting.com) or ordering a research report, you agree to the following terms. Please read them carefully.

Services Provided

Landisle Consulting provides land due diligence research reports for a flat fee. Our services are limited to the research and analysis described in the selected report tier (Essentials, Standard, or Premium). Services begin once payment is confirmed.


Payment

Payment is collected via Venmo (@harveer-singh-10) after submission of the research request form. Work begins only after payment is received and confirmed. Prices are listed in USD and subject to change. The price in effect at the time of your order is honored.


Turnaround Time

  • Essentials & Standard: 3–5 business days from confirmed payment
  • Premium: 48 hours from confirmed payment

Turnaround times are estimates and may vary based on the complexity of the research or availability of public records. We will notify you if a significant delay is expected.


Report Delivery

Reports are delivered by email to the address provided at the time of order. It is your responsibility to provide a valid, accessible email address. We are not liable for reports that cannot be delivered due to incorrect contact information.


Intellectual Property

Research reports produced by Landisle Consulting are for the personal use of the purchasing client only. Reports may not be resold, redistributed, published, or reproduced without written permission from Landisle Consulting.


Governing Law

These Terms of Service are governed by the laws of the Commonwealth of Pennsylvania, without regard to its conflict of law provisions. Any disputes arising from these terms shall be resolved in the appropriate courts of Pennsylvania.


Changes to These Terms

We reserve the right to update these Terms of Service at any time. The most current version will always be posted at landisleconsulting.com/legal.html with the date last updated. Continued use of our services after changes constitutes acceptance of the updated terms.

Refund Policy

We stand behind our work with a simple, no-questions-asked money-back guarantee. Here's exactly how it works.

Our guarantee: If our report doesn't surface at least one critical finding or new piece of information you couldn't have easily found on your own, we will refund you in full — no questions asked.

What Qualifies for a Refund

  • The report contained no new or actionable information beyond what was publicly and easily available
  • A critical section of the report (e.g. flood zone, mineral rights) was left incomplete due to an error on our part
  • We were unable to complete the research within a reasonable extension of the stated turnaround time

What Does Not Qualify for a Refund

  • You decided not to purchase the property after receiving the report (that's the point — the report did its job)
  • The findings were unfavorable (a report that finds problems is a successful report)
  • You provided incorrect property information that led to a mismatch in research
  • Refund requested more than 30 days after report delivery

How to Request a Refund

Email sunny@landisleconsulting.com with your name, order date, and a brief explanation of why you're requesting a refund. We will respond within 2 business days and process approved refunds via Venmo within 3 business days of approval.


Cancellations

If you need to cancel your order before research has begun, we will issue a full refund. Once research is underway (typically within 24 hours of payment confirmation), we cannot offer a full refund but may offer a partial refund at our discretion based on work completed.
