Terms of Service
Short version: flat fee, research done by hand, honest about what records do and don't show, and a refund if we can't deliver.

What you're buying
A written research report on a specific parcel, compiled by hand from public records, county offices, mapping data and direct calls. Scope depends on the tier you ordered and is listed on the pricing page.
What we are not
Landisle Consulting is not a law firm, title company, surveyor, engineer, appraiser or real estate brokerage. Nothing we deliver is legal, engineering, survey or investment advice, and we take no commission on any transaction. For a binding opinion, use a licensed professional in the parcel's state.
Accuracy and reliance
Our research reflects records available at the time we look. County records can be incomplete, out of date, or contradictory, and conditions on the ground can differ from what is recorded. We flag what we find and what we could not confirm. You are responsible for your own purchase decision.
Turnaround
Turnaround starts once we have the parcel identifier and any details we ask for, and depends on how quickly county offices respond. If a record source is slow or closed, we tell you rather than guess.
Payment
Flat fee, paid up front through Stripe. Prices are per parcel. Additional parcels are separate orders unless quoted otherwise.
Refunds
If we haven't started research, ask and we'll refund in full. Once research is underway we refund the portion of the work not yet done. If we can't deliver what the tier promises for your parcel, you get a full refund.
Your report, your use
You may share your report with your attorney, lender, agent, partners or family. Please don't resell it, republish it publicly, or present it as your own product.
Liability
To the extent the law allows, our total liability for any claim connected to a report is limited to the amount you paid for that report. We are not liable for indirect or consequential losses, including lost profit on a deal.
Governing law
These terms are governed by the laws of the Commonwealth of Pennsylvania, where Landisle Consulting LLC is based.
