Your outside land-research team — without hiring another employee.
Send me the parcel. I research the records, map the constraints, explain what I found, and help your team understand the next steps for your plans.
Built for teams that screen vacant land every month.
Land investment and acquisition companies, brokers and agents, wholesalers, builders and developers, and investment groups. You keep finding parcels; I do the record work and tell you what it means, so your team can decide faster without hiring another employee. Findings are explained and discussed with you, not just dropped into a PDF.

Next steps
What to verify, who to bring in, and what to ask them.
A person reads the records
Automated reports pull the same national layers for everyone. I read the deed, the plat and the county file for your parcel and call the office when the record is unclear.
Every finding has a source
You see where each answer came from, so your attorney, surveyor or lender can check it.
I tell you what it means
A flood zone or an old easement means different things for a cabin, a subdivision or a resale. I interpret it for what you're actually planning.
I stay on it with you
When something needs a surveyor, attorney, engineer or title company, I tell you which one and what to ask. That's the consulting part.
Firm / Volume Partner
Have a pipeline of land to screen?
1 parcel or a pipeline. Nationwide. Volume pricing available. Pricing based on how many parcels you send each month. Send 5–10 parcels and let's see if this fits your workflow.
Get Partner PricingTell me how your team works.
I'll reply personally with pricing for your volume and a suggestion for a first batch.
How fast is turnaround?
I quote turnaround after reviewing the parcel and available county records. For partners, we agree a schedule for your normal volume up front. Rush requests depend on the scope and record availability.
What areas do you cover?
All 50 states. Every county keeps records differently, so some take longer than others. I'll tell you up front if a county is slow or paper-only.
Is there a minimum volume?
No hard minimum. Partner pricing is set by rough monthly volume. A good way to start is sending 5–10 parcels so you can see how the work fits your workflow.
What's included?
Access and recorded easements, deed restrictions and covenants, flood, wetlands, soils and terrain, zoning research, utilities, water and septic clues, parcel history, surrounding parcels and the county record trail. Then I go over the findings with your team.
What isn't included?
I don't survey boundaries, give legal opinions, issue title insurance, make engineering determinations or guarantee permits. When a file needs one of those, I tell you who to bring in and what to ask them.
Do you take commissions or represent sellers?
No. I'm paid a flat fee by you, the buyer side, and have no stake in whether a deal closes.
