Two Lot Feasibility
Can this parcel become two buildable lots?
Before you buy a teardown or an oversized lot, know whether the records support your plan for two lots. I research the rules, the approval path and separate utility service, then give you a go or no go recommendation with reasons and sources.
$450, flat for one parcel.
Three questions that change the deal
Does each lot meet the zoning rules?
Minimum lot area and frontage for the actual zoning district, checked against the proposed halves. I flag what needs confirmation from planning or your surveyor.
What approval path applies?
Whether a replat is required and roughly how long that jurisdiction takes. I distinguish published timing from a confirmed response and flag any timing that remains unknown.
Can both halves get service?
Whether each proposed lot can get its own water and sewer taps. Missing service records or unconfirmed capacity stay open questions, not assumed approvals.
One lot or two changes what the deal is worth.
A standard screen starts at $199 and checks the parcel for issues such as flood and access. Two Lot Feasibility is $450 because it answers a different acquisition question: whether the proposed split is supported by zoning, the approval process and separate utility service. That answer can change your offer or your decision to buy.
You get a recommendation, its sources and the unresolved conditions. If the records do not support a confident answer, I say so. This is records research only, not a site visit, survey, design, legal opinion, engineering determination or permit guarantee. Planning authorities, utilities and licensed professionals make the approvals within their scope.
