Brewster County tax sale, November 3 2026: what the records show
The sale runs at 10:00 a.m. on Tuesday November 3 2026 at the courthouse door. Twenty one properties across eleven cause numbers, and with one exception every entry is rural acreage with no street address. Tracts run from 5 to 50 acres. Estimated minimum bids run from 1,262 dollars to 16,127 dollars.
Four fifty acre tracts opening at about 3,368 dollars
Cause TXB22309 covers four separate 50 acre tracts, accounts R25766, R25767, R25768 and R25769. Each carries an adjudged value of 4,150 dollars and an estimated minimum bid of roughly 3,368 dollars. That is about 67 dollars an acre.
A price like that is not a bargain hiding in plain sight. It is the market telling you something, and in Brewster County what it is usually telling you is that the land has no water and no legal way in.
Water is the whole question out here
There is no area wide water utility. Study Butte Water Supply Corporation serves only the properties inside its boundary. Terlingua Ranch Lodge runs five wells and sells water to registered members of its property owners association. Everything outside those two is on its own, which means drilling a well or catching rain.
Drilling is not a formality. Reporting by the Texas Tribune in November 2024 described wells in the area costing upwards of tens of thousands of dollars with no assurance of finding water, and noted that the aquifer's boundaries are not well understood and that officials disagree about whether levels are falling. The Brewster County Groundwater Conservation District has been trying to get owners to share well data precisely because so little is known.
So on a 50 acre tract bought for 3,368 dollars, the land is the cheap part. The question that decides whether it is worth anything is whether water can be reached at all, and that is not answerable from the sale notice.
Several carry three years of unpaid taxes
Entries in this sale are marked subject to 2023-2025 taxes or subject to 2025 taxes. The estimated minimum bid does not include those. On a tract opening near 3,000 dollars, three years of carried taxes is a meaningful share of what you actually pay, and the amount is knowable in advance from the account record.
The legal descriptions are survey blocks, not addresses
Twenty of the twenty one entries have no street address. Descriptions read like Tract G428, Survey 16, Block 216, T and ST L RR Original Grantee, being 5 acres more or less.
That is a railroad survey block, which is how most of West Texas was originally carved up, and it tells you nothing about how you would physically reach the tract. Recorded legal access is a separate question from whether a road appears on a satellite image, and in country subdivided for speculation decades ago the two frequently do not match.
Redemption still applies
Under Texas Property Tax Code 34.21 the former owner keeps a right of redemption after the sale. Two years for residence homestead or agricultural property, with a premium of 25 percent in the first year and 50 percent in the second. One hundred eighty days for everything else, with the premium to a non taxing unit purchaser capped at 25 percent. Rural acreage carrying an agricultural appraisal falls in the two year category, and that status is confirmable from the appraisal district before Tuesday.
What we would check before bidding here
- Whether groundwater is realistically reachable, and what nearby well records show.
- Whether the tract sits inside Study Butte Water Supply Corporation or the Terlingua Ranch association, because that changes everything.
- Recorded legal access to a public road, not an apparent track on aerial imagery.
- Agricultural appraisal status, which decides whether redemption runs 180 days or two years.
- Total tax exposure including the carried years.
- Whether the tract is subject to any subdivision covenants or association dues from the original speculative platting.
